It's to bad. There are kids out there that need a break and would take care of the suite in a responsible manner, but of course the Government won't help them out and seems to only help problem children like this little fuck who cost the taxpayers money.
If I was a landlord I'd never rent to a government issue teenager because of stories like this.

Actually this sounds like the government put the kids in the hands of a 3rd party. A very stupid and ignorant 3rd party. Point in case Hull Services is directly responsible for this nonsense.

They've been contracted by the Alberta government for decades. http://www.hullservices.ca/He should take Hull to court and the Alberta government.

Yeah my family has nice little stories to tell about bad tenants who get nice rental checks from the Ontario/Windsor government (not sure who is actually paying since it says OntarioWorks and yet, the city of Windsor).
Right now we're in the process of evicting a pothead who seemingly had his checks stopped in January, and hasn't paid a dime since then (the hurt was easier to deal with since he had a roommate until March, and his check was always late). Seemingly he has more than enough to smoke weed literally every other hour
I'm about to repaint and fix up an apartment used by a tenant who also received government assistance, who seemingly was able to damage CONCRETE WALLS. On top of that, there was a missing bedroom door (we found one hinge and a piece of wood), holes in drywall, missing light fixtures, and, of course, they stopped paying a month or two before eviction.

Sadly, some of the fucktards who smoke it think they can start fights with other tenants, including an asshole who thought he could block the parking lot entrance with his car, and get into a fight with the only sane, working tenant in the goddamn building.

Not to mention that Pot has a certain smell to it that can and will get stuck in carpets and otherwise.

$1: That’s when, according to Pahlavan, a man from social services attended and talked him into renting the suite to an 18-year-old kid that needed a leg-up. Wow, and no red flags went up in his head? Nothing? I guess he needs to learn the hard way then. Next time say no.

I bought a building that had 'government sponsored' tenants. What a fucking nightmare! Almost impossible to get rid of them when they cause problems. I too found out the hard way... A spokesperson for the agency said "landlords do not have any recourse against the government since damages are the tenant's responsibility".

$1: The social worker said he'd check on the kid regularly and paid the $775 damage deposit in cash, but the social worker didn't sign the lease or leave any documentation showing which agency he was from.
"The phone number, a cell phone number, that's the only thing we’ve got." That's the problem right there - no information on anything. When I rent my condo out and I ask for a signed lease, to see picture ID and 12 post-dated cheques before I even consider handing over keys to it. It really sucks for the owner, but this is one of the first lessons in Landlord 101. I'm sure next time, he'll be far more careful in what kind of documentation he gets.

Years ago a friend was managing the townhouses I lived in and welfare sent an applicant to see him. He told the young couple they needed a letter of reference. Welfare contacted him, he told them the letter was a requirement. So the couple returned with a letter from their last landlord, it was sealed. When he opened it, the letter said not to rent these assholes anything no matter what. They'd wrecked the guy's unit, even started a fire inside on purpose. So he refused them. Welfare came around telling him they'd delivered a letter of reference, therefore he HAD TO rent them a unit or they'd take him to the rentalsman. So he told the worker too bad, not a chance in hell. let me know when the hearing is. Nothing came of it.

It honestly depends on the property you own. I would say that the potential tenants for a condo unit are a bit more...financially stable than say, cheaper tenements or apartment units. Although I agree he should of had a signed lease, I would state that the post-dated cheques would be much more difficult for some people to acquire. This tenant was receiving government assistance, and honestly, I'm amazed the landlord even met the social worker, let alone communicated to them. I attempted to contact the social worker for the pothead I mentioned earlier, and even after numerous messages, I never received a callback. The fact that they cut off his cheques to us for rent, and not notified us, is also pretty bothersome.
